The Hut 8 mining company has officially signed a large-scale fifteen-year lease agreement for the second stage of the Beacon Point AI campus in Texas. The amount of this strategic contract amounted to an impressive $ 9.8 billion. The agreement was concluded with the same reliable tenant as for the first stage of this project. The name of the counterparty was not disclosed, but the company emphasizes its high investment rating. As part of the deal, Hut 8 will build an additional 352 megawatts of computing power on the Nvidia architecture. Thus, the total contracted capacity of the tenant at this site will increase to 704 megawatts. This deal will fully commercialize the one gigawatt campus. The base value of all Beacon Point contracts has already reached $19.6 billion. Taking into account the extension options, this amount may grow to $ 50.2 billion.
949 megawatts of computing power have already been contracted for the entire portfolio of Hut 8 AI data centers. The combined base value of all these agreements is $26.6 billion. At the same time, the company's average annual net operating income exceeds $1.75 billion. The market reacted extremely positively to this impressive financial news. Hut 8 shares instantly jumped ten percent, reaching $104.51. Similar growth has spread to other miners who are actively developing the field of artificial intelligence. Cipher Mining securities gained 15.4 percent, while TeraWulf shares rose 5.4 percent. In addition, the CoinShares Bitcoin Miners ETF exchange-traded fund rose 10.6 percent, confirming the overall industry trend.
At the same time, another major bitcoin miner, the company IREN, announced new contracts for cloud AI services. The total amount of these agreements amounted to 2.8 billion dollars. Against the background of these transactions, the company significantly increased its annual revenue forecast for its AI Cloud business. The target has grown from $3.7 billion to more than $4 billion by the end of the year. The firm's clients include technology giants such as Microsoft, Nvidia, and Perplexity. The new contracts include significant prepayments, which reduces the company's need for external financing. The co-founder of IREN noted that their platform is scaling rapidly, reaching 480 megawatts this year. The industry continues to transform: MARA Holdings recently bought a site in Texas, and TeraWulf plans to raise $3.5 billion for a data center for Anthropic.
