Hut 8 Expands Headquarters in Miami Amid AI Contracts

Hut 8, which controls the mining company American Bitcoin, has moved to a more spacious headquarters in Miami. The office area is almost seven times larger than the previous one. Simultaneously, the company is developing data centers for artificial intelligence, with the expected value of long-term contracts reaching $26.6 billion.
New Office and Data Centers
The company moved in July 2026 to a building at 777 Brickell Avenue. The new office area is 56,600 sq. ft. compared to the previous 8,500. The terms of the long-term lease are not disclosed, and the interiors were designed by Gensler. CEO Asher Genut linked the move to the need to maintain team collaboration as the business expands.
In July, Hut 8 announced three data center capacity lease agreements for AI with a total contract value of approximately $26.6 billion for the initial terms. They cover 949 MW of IT capacity, and the expected average annual net operating income from the facilities exceeds $1.75 billion. These are projected revenues from multi-year agreements, not revenue already received.
For the construction of the facilities, the company secured $7.5 billion in project financing in the second quarter. In September, a renewable credit line of approximately $1.07 billion was also opened. These amounts represent commitments and available financing, not profit.
Why Profit Increased Despite Revenue Decline
On November 4, Hut 8 published its report for the third quarter of 2026. Revenue fell by 14.9% year-on-year to $71.1 million, but net profit attributable to Hut 8 shareholders increased from $50.1 million to $131.1 million.
The result was significantly influenced by a positive revaluation of digital assets amounting to $413.8 million. This is accounting income, which is not equivalent to cash inflows from data center operations. Over nine months, the company recorded a net loss attributable to its shareholders of $239 million.
As of September 30, Hut 8's consolidated financial statements accounted for 16,787 BTC, including assets of American Bitcoin. Therefore, these coins cannot be considered solely as the parent company's reserve.
What Will Determine Future Results
For evaluating the AI direction, the timing of data center commissioning, fulfillment of long-term lease conditions, and the cost of financing are important. Hut 8's financial performance is also sensitive to the bitcoin exchange rate. Office expansion itself does not confirm either revenue growth or increased profitability.
